The landmark building 40 Grosvenor Place, Belgravia (also known as 4ORTY) has recently undergone a grade A refurbishment to transform it into a high-performing, contemporary, and prestigious workplace.
Designed to deliver exceptional performance as well as occupant wellbeing, the six-storey redevelopment offers more than 81,000 sq ft of flexible office accommodation.
The project targeted global-leading BREEAM ‘Outstanding’ and WELL Core ‘Gold’ certifications.
Central to achieving these standards has been the use of Tate’s raised access flooring system. The final floor scheme combined reused panels and lower embodied carbon materials with proven performance, optimum ventilation and safety for optimal occupant comfort levels.
Floors Offer Maximum Comfort & Efficiency
Tate’s latest flooring scheme for 4ORTY aligns with BSRIA guidance and ensures robust fire protection as well as optimal airflow management.
The RMG600+ Airseal system, which was specified for levels 2–5 of the building, uses neoprene gaskets to minimise air loss from the underfloor plenum. This improves the efficiency of the air distribution system and ventilation while helping to lower energy consumption across the building and thereby supporting LEED and BREEAM ratings.
Fire Barriers were installed in the underfloor plenum in line with UK Building Regulations’ 20-metre compartmentation rule.
Installation commenced in July 2025 and was completed within 16 weeks.
