The 24-acre site is now owned by Vastint, an international real estate organisation specialising in large-scale urban developments that balance working, living and leisure. These inner-city spaces are thoughtfully designed to be characterful, as well as connected into their history and the local context.
Well-connected and Sustainable Development
The company’s vision for Aire Park is to establish a well-connected and sustainable mixed-use neighbourhood of homes, offices, retail, leisure and public outdoor spaces. The eight-acre park will provide a vital link between the city centre with the Tetley site and its creative neighbours, across to the education district and communities to the south.
Part of the development is 28,000 sq m (301,000 sq ft) of contemporary commercial office and flexible-use retail space at 1 & 3 South Brook Street. These new build premises were constructed to the highest standards of industry accreditation, earning (among other accolades) a BREEAM Excellent rating.
Under a full-service agreement, Tate’s in-house Contracts team were commissioned to supply and install 19,000 sq m (204,500 sq ft) of Tate RMG600 raised access floor into the building office space.
The RMG600 floor range has been independently tested and certified to the highest industry standards, certifying it as achieving PSA Medium Grade performance specification. It is competitively priced and comes with a 25-year guaranteed warranty.
Tate’s Contracts team completed the floor installation ahead of schedule, winning praise for their proactivity, professionalism, flexibility, and close collaboration with other on-site trades.

For the flooring in the office areas, Ryder specified Tate’s RMG600 PSA:2021 Medium Grade raised access floor panels. This high-performance floor, manufactured by a world-leading company, has been independently performance-tested by the PSA to the highest industry standards.
It is ideal for modern commercial spaces, providing a safe, effective and discrete environment for building services while each of the panels contains up to 75% recycled content without compromising on strength or aesthetics.
