This project is one of the first refurbishment initiatives in Ireland to meet the country's 'Nearly Zero Energy Building' standard for sustainable office spaces. Architectural Recognition
The Tropical Fruit Warehouse has received significant public recognition, ranking in the Top 3 of Ireland’s favourite buildings in the RIAI Public Choice Award 2023. The refurbishment combines modern innovation with historical preservation. Two fully glazed, cantilevered floors extend over the original listed warehouse, offering panoramic views across the River Liffey while preserving the historic character of the structure, which dates back to 1892.

Industry-First Raised Access Flooring
This is one of the first buildings in the world to install Tate’s revolutionary RMG600+ raised access floor system across 8,000 sq ft of office and landlord areas. The RMG600+ panel:
- Uses low-carbon electric arc furnace steel
- Contains a minimum of 91% recycled content
- Is independently performance tested to PSA:2021 Medium Grade
- Comes with a 25-year warranty

Tate provides certified performance data and verified environmental credentials for the RMG600+ system, all backed by independent evaluations and compliance with industry standards.
