Delivering High-Quality Raised Access Flooring to Leeds’ Largest Regeneration Project

Designed by Cartwright Pickard and owned by international real estate organisation Vastint, Kellstone is a new commercial building at Aire Park, Vastint UK’s mixed-use development on Leeds South Bank. The building provides 75,000 sq ft of Grade A office accommodation across six floors, alongside ground-floor space suitable for retail, food and beverage, and leisure uses.

Kellstone’s distinctive bull-nose frontage creates a prominent architectural presence, while its interiors combine spacious, column-free floorplates with abundant natural light, contemporary concrete finishes and vibrant forest-green tiling.

The building forms part of Aire Park’s wider 24-acre masterplan, a major regeneration project being delivered by Vastint UK. Once complete, the development will provide 1,350 new homes, 1 million sq ft of office, retail, leisure and commercial space, centred around eight acres of new public parkland.

Sustainability is embedded throughout the Aire Park masterplan and has been a key consideration in the design and delivery of Kellstone. The building has achieved BREEAM Excellent, EPC A and WiredScore Platinum certifications and is also targeting WELL Platinum, reflecting Vastint UK’s wider approach to creating high-quality, sustainable places for the long term.

Tate’s Sustainable Raised Access Flooring Solution

Tate’s raised access flooring was specified across the six floors, with over 73,000 sq ft of RMG600 medium-grade panels. Our RMG600 is well-suited to support project sustainability initiatives with its FSC® certified core, Environmental Product Declaration, and BREEAM and WELL V2 confirmations.

Alongside the RMG600, Tate installed 140 sq ft of FDEB_H Polyflor in the ground-floor communications room: our PSA-tested heavy-grade edge-banded system, suitable for heavy equipment and server room use.

Installation began in April, and the 12-week programme was completed on time. This isn’t the first time Tate’s in-house contracting team has been chosen to provide sustainable flooring for Vastint’s Aire Park project; read more about 1 & 3 Brook Street here.

Built on a Foundation of Trust and Agility

“This project ran smoothly from start to finish, thanks to the strong relationship Tate has built with the on-site team. We’ve worked with them previously on another project, so we had a mutual understanding of processes and ways of working. This made coordination and delivery straightforward,” said Andrew Sellars, Project Manager at Vastint.

The beginning of the project saw our contracts team conduct a high-level slab survey on the INHUS Ltd subfloor to ensure the correct pedestal heights were identified and installed throughout the areas.

A mitre joint was also installed through the centre of the building on all floors. Our Tate design team produced clear and easy-to-follow drawings that simplified the installation process. This ensured the site team could install the flooring accurately and efficiently, and the M&E trades could coordinate underfloor services with ease, too.

A Sustainability-Focused Workplace

The completion of the Kellstone building marks a significant milestone for the wider Aire Park project. The iconic building is ready for businesses to lease the space and fit out the 6 floors, bringing new employee communities to the area.

The overall regeneration project is well on the way to providing a complete work-life space for Leeds’ residents and commuters. The rich biodiversity, combined with modern industrial amenities, will help foster community and connection, clearly experienced by the Tate team throughout this seamless project.
